I wanted you the first to be aware of the New Builder Incentive Program that Envy Homes will be rolling out in the new few weeks.The program offers some similarities to a cost plus program however,without any of the draw backs of cost plus program.
Here is how it works: Today builders make their profit by adding up the total cost of the home including all your amenities and infrastructure cost and then adds his profit percentage on top of this total cost of home. Typically builders margin in the industry today is 10%-20%. The program I have come up with charges you a supervision fee percentage based on the total heated living square footage of the house. An example would be 2500 sq ft would be charged at 9% supervision fee (2500 sq ft x 9%). The advantage is everything is open book I will provide a couple estimates on a all trade as well as all material suppliers and you can provide a estimate on a trade ultimately I work for you and you decide on who we hire with my input and I manage the construction of the house. The biggest advantage for you is that you could avoid paying the builders mark up for a truly upscale finish in the home while having open book pricing during the complete project. I project a possible cost savings on a home with a good finish of 2%-4% which is very big in this economy with homes not appraising at values they should and banks are tighten their lending requirements.
